What does paver sealing actually do?
Sealing is not paint and it is not a coating you peel off later. A quality paver sealer soaks into the top of the concrete, then cures into the joint sand between the stones so the sand behaves more like a soft mortar. How do you know when your pavers need to be sealed?
The simplest test takes ten seconds. Pour a cup of water on the pavers. If it beads and sits, the sealer is still working. If it darkens the stone and soaks in within a few seconds, the surface is open and it is time. Why do you re-sand the joints before sealing instead of after?
Because the sealer is what locks the sand in place. Seal first and sand after, and the new sand sits loose on a hardened surface until the first storm carries it into the street. Sand goes in first, gets swept and settled down into the joint, then the sealer soaks through it and sets it.
This matters more in older Sarasota installs, where the screed layer is often a shell based sand that breaks down and packs differently than modern silica. On those jobs we top the joints with the right sand, compact it to the correct depth (roughly an eighth of an inch below the paver chamfer), then seal.
