South Sarasota is one of the older established areas of the city's southern side, running west of the Trail toward the bay. Housing here is mostly single family, a good deal of it from the 1950s through the 1970s, with newer infill and rebuilt homes mixed in on the same streets.
It sits close enough to the water to get salt carry and close enough to Phillippi Creek to get real humidity, and it has the tree canopy you would expect from a neighborhood this age. All three show up on the pavers.
Phillippi Creek, the bay and constant moisture
Water on two sides of this area keeps ambient humidity high. Pavers on the shaded side of a South Sarasota house frequently do not dry between an overnight dew and an afternoon storm, and in the wet season that is most days.
Black algae and mildew move into that immediately. They root into the pore of the paver, which is why a pressure washing looks great for a month and then goes dark again. We treat the growth chemically so it is genuinely dead, then clean, then re-sand the joints, then seal so the surface stops absorbing the organic material that feeds regrowth. That sequence is the difference.
Salt carry off the bay on the western streets
The streets closest to the water here get measurable salt on the breeze. It is milder than a barrier island exposure and it is enough to matter. Salt settles, absorbs moisture out of the humid air, dries, and repeats every day.
On raw pavers that works slowly on the surface and the edges. On a sealed surface the finish takes it instead. It also means a west facing driveway here is getting salt plus high UV together, which is harder on a sealer than either alone. We account for that in product selection rather than using the same approach we would take on a shaded inland lanai.

Retrofit installs and shell based screed sand
Paver work on the older South Sarasota homes was added long after the house was built, and depending on the era the screed layer underneath may be shell based sand. That is common in older Sarasota installs and it does not lock the way modern washed concrete sand does.
The practical effect is a field that moves a little more and joints that open sooner. That is not a reason for replacement. It is a reason to take the re-sanding step seriously, because a properly sanded and sealed joint holds a slightly loose base together far better than a bare joint does. Lanais and pool decks under mature canopy
Lanai sealing is our most requested service and South Sarasota is a good example of why. A screened lanai on the back of a mid century house, under sixty years of oak growth, near the water, sees almost no drying sun. It is the single most algae prone environment we work in.
Chlorine splash-out adds to it on a pool deck, lightening unsealed pavers unevenly near the coping and breaking down exposed joint sand. We treat, clean, re-sand and seal, and pool cage cleaning can be handled on the same visit. The result on a long neglected shaded lanai is usually the most dramatic before and after we produce.
