Paver Sealing Questions and Answers

Sealing is not paint. It soaks into the paver, hardens the joint sand, and locks the surface so it stops absorbing water, dirt and organic material. That is why a sealed surface resists algae, holds its joints together and keeps its color under Gulf Coast UV, while a bare paver absorbs everything that lands on it.

Less time than the label written for a northern climate suggests. Our UV load is high most of the year and summer brings near daily afternoon rain, and both attack sealer. A west facing driveway on a barrier island will not match a shaded inland lanai. Our sealings carry a 3 year warranty and we set expectations honestly based on your exposure.

Wet look brings color up hard and looks dramatic, and it shows every repair, replacement paver and dye lot difference. Natural matte reads more like stone and hides variation. On older driveways where pavers have been swapped over the years, matte usually looks better. We bring samples to every estimate so you can see both on your own pavers.

Before, always. Sand goes in first so the sealer can bind it into a firm joint. Sanding after sealing leaves loose grains sitting on a finished surface, which does nothing structurally and looks poor. If someone proposes doing it the other way around, that is a real warning sign.

Efflorescence. Moisture inside a young concrete paver dissolves free lime and carries it to the surface, where it dries as a white film. It appears and fades seasonally for the first few years and it is not a defect. It must be cleared before sealing, because sealing over it traps the haze permanently under the finish.

Almost always irrigation rust. Well and reclaimed water in this region carries dissolved iron. When it sprays onto light colored pavers and dries in the sun the iron oxidizes and bonds to the surface, producing arcs that match your sprinkler pattern. It needs rust specific chemistry, not pressure, and it must be removed before sealing.

No, and it can make it worse. Rust is a chemical bond rather than surface dirt, and high pressure on a raw paver opens the pore so the next round of iron grips harder. It also risks etching the paver face. Rust needs the correct product, proper dwell time, then neutralizing and rinsing.

Because pressure washing removed the color of the algae without killing it. The organism roots into the pore of the paver and regrows. Under a screen cage there is very little drying sun, so it comes back fast. We treat it chemically first, then clean, then re-sand and seal, which is what changes the interval.

Yes, and it comes up on a lot of our lanai jobs. The cage and the pavers get dirty from the same causes, so cleaning one without the other rarely makes sense. Mention it when you call and we will include it in the on site estimate rather than adding it later.

Yes, pool decks are a large part of our work. Splash-out is hard on unsealed pavers and on exposed joint sand, which is precisely why sealing helps there. We select the product with the pool in mind and take normal precautions around the water during application.

Partly. Rocking usually means empty joints, which re-sanding and sealing does address, because a sealed joint is firm. If the base itself has lost material or settled, that needs correcting first. We tell you which situation you are in at the estimate rather than sealing over a structural problem.

Yes. The section is lifted, the base corrected and compacted, and the same pavers reset. Settling near the apron and heave from sabal palm or ficus roots are both common here. We do restoration and installation as well as sealing, so we can address the cause rather than putting a finish over it.

Most residential properties are a single day for cleaning, sanding and sealing. Our crews can handle up to 20,000 square feet of pavers in a day. The bigger variable is weather, because the surface has to be genuinely dry before sealer goes down and needs a clean cure window after.

There is a walk-on window and a longer drive-on window, and both depend on the finish and the day's heat and humidity. We give you the exact times for your job before we leave rather than a generic number. If you need to plan around it, tell us at scheduling and we will work with your timing.

We move the day. Pavers must be dry before sealer goes down and need an uninterrupted cure window after, and rushing either produces a hazy or blotchy finish. Summer afternoons here bring rain on a near daily basis from June into September, so we watch the forecast rather than the calendar.

Winter and spring are the easiest scheduling months because the weather is more predictable, which is why they book up faster with seasonal residents. Summer work happens constantly, it just requires more flexibility on dates. Booking a little ahead in summer is sensible.

Not always, particularly for a driveway. Many customers prefer to be there for the estimate so they can see sealer samples and ask questions. For gated properties or backyard lanais we need arranged access. Seasonal residents often have us work while they are away, which we do regularly.

It depends on square footage, the condition of the joints, what staining has to be removed and which finish you choose. We do not quote from satellite images because aerial square footage is frequently wrong and none of the condition factors are visible from above. The on site estimate is free.

Yes, regularly. We are a licensed, bonded and insured Florida LLC and we provide documentation to management companies as a matter of routine. We work within posted contractor hours and coordinate scheduling so shared surfaces are out of service for as little time as possible.

Our own trained employees. That is deliberate. Prep is the invisible part of a paver job and it is the first thing that suffers when the people doing the work have no stake in the result. It is also why we are comfortable putting a 3 year warranty on every sealing.
