Palmetto sits on the north bank of the Manatee River across from Bradenton. It is an older working town with a historic core, and the housing reflects that. Block homes from the 1950s and 60s near the river, a good number of manufactured and seasonal home communities, and newer subdivisions filling in north and east.
Pavers here are usually a later addition rather than part of the original build. That single fact explains most of what we find, because how the pavers were installed over an older surface determines how they behave a decade later.
Pavers added over an existing drive, and what that changes
On a lot of Palmetto homes the pavers went down over the original concrete or shell driveway rather than on a fresh excavated base. That is not automatically bad work, but water behaves differently. Instead of percolating down through a base, it runs sideways across the old slab and exits at the edges, carrying joint sand with it.
What you see over the years is loose pavers along the low edge, open joints and a soft shoulder near the apron. Re-sanding fixes the joints and has to be done before sealing so the sealer binds the sand into a firm joint. If sand simply will not stay because of how the water moves, we say that at the estimate instead of selling you a service that will not hold.
River humidity and algae on the shaded side
Being on the Manatee River keeps evening humidity high through most of the year. Pavers on the north side of a Palmetto house, or under any real tree cover, stay damp long after the sun side has dried. Black algae and mildew follow that moisture reliably.
We treat organic growth chemically before cleaning. Pressure alone removes the color but leaves the growth rooted inside the pore of the paver, which is why some cleanings look great for a month and then darken. Once it is actually dead, cleaned and the joints are re-sanded, sealing keeps a shaded Palmetto surface presentable much longer.

We work with that. Jobs can be done while an owner is away as long as access and water are arranged and there is a way to reach someone if we find something during prep that changes the scope. For community common areas and shared walkways we deal with the association or park management directly and provide our license and insurance documentation.
