Roof sealing only makes sense as the second half of a two step job. The first half is a proper soft wash. Seal a dirty roof and you have permanently locked algae, lichen and staining under a coating, and the only way to correct it later is to strip the coating off.

What does sealing a roof actually do?

It closes up a porous surface. Concrete barrel tile and flat tile are porous by nature. They absorb water, hold it, and that retained moisture is exactly what algae and lichen need to establish. A sealer soaks into and coats that surface so there is less moisture held and less texture for growth to anchor into.

The second effect is color. Gulf Coast UV is relentless and it fades tile pigment over time. A sealer with UV inhibitors slows that fade. On a roof where the tile color is part of the look of the house, that is often the main reason homeowners do it.

The third effect is the practical one. A sealed roof stays clean noticeably longer than an unsealed roof in the same location. It does not stop growth forever, but it stretches the interval between cleanings, which is where the value shows up over a few years.

What does roof sealing not do?

It is not a roof repair and it is not waterproofing. If you have a leak, sealing the surface will not fix it. Water intrusion on a tile roof is almost always an underlayment or flashing problem, and a surface coating sits above all of that. Anyone telling you a sealer will stop a leak is describing something a sealer cannot do.

It is also not a substitute for cleaning. Sealer has no disinfectant properties. It will not kill what is already growing. Applied over live algae, it seals the colony in and gives you a much harder problem later.

And it does not make a roof permanently maintenance free. It slows regrowth. Under a live oak in Sarasota, a sealed roof still needs attention eventually, just less often.

Which roofs are good candidates for sealing?

Concrete tile roofs, both barrel and flat profile, are the strongest candidates because porosity is where they lose. They absorb the most water and they hold color that is worth protecting. Clay tile is less porous than concrete but still benefits, particularly on shaded slopes.

Asphalt shingle is a different conversation. Shingles rely on their granule layer for UV protection and they are designed to breathe. Coating them is not appropriate in every case, and we will tell you plainly when your roof is not a good candidate rather than selling you a service that does not fit it.

Age matters too. A roof near the end of its service life is not worth sealing. Money spent coating a roof with a few years left is money that belongs in the replacement fund. We would rather say that during the quote than take the job.

Conditions that need to be met before we seal a roof

  • The roof has enough service life left to justify the work

Why does Sarasota weather change the timing of a roof sealing?

Cure time matters more here than it does further north. Summer afternoons bring storms on a near daily schedule, and a coating that has not cured before rain hits can haze, streak or fail to bond. We watch the forecast and we will move a job rather than start one into a closing weather window.

Humidity also affects how long the roof takes to dry after cleaning. A roof soft washed in July may need considerably more drying time than the same roof in a drier stretch. Sealing a roof that is still holding moisture traps that moisture under the coating, which shows up as cloudiness.

This is why cleaning and sealing are usually two visits rather than one. It is not a scheduling preference. It is what the material needs to perform.

How long does roof sealing last on the Gulf Coast?

Less time than the label on the bucket suggests, and any contractor here who is honest with you will say the same. Gulf Coast UV and daily thermal cycling break down coatings faster than the northern conditions most product testing is based on. Salt air near the water accelerates it further.

Does the roof have to be cleaned before sealing, and is that included?

Yes, it has to be cleaned, and yes, it is part of the job. A roof sealing quote from us includes the soft wash required to get the surface ready. You should not be paying for cleaning as a separate line item and then sealing as another.

The sequence is soft wash, full dwell and rinse, complete dry time, then seal. If lichen was heavy, we may want additional time so the dead material has weathered off before we coat the surface. Coating over lichen residue leaves texture under the seal that you will see from the ground.

Questions we get asked

Is roof sealing the same as roof coating?

The terms get used loosely. We use sealing to mean a penetrating or surface coating applied to clean tile to reduce porosity, slow algae and protect color. It is not a thick elastomeric membrane and it is not a waterproofing system. If you have been quoted something different elsewhere, ask exactly what product and film thickness is involved.

Will sealing my roof stop a leak?

No. Water getting into a Florida home through a tile roof is nearly always an underlayment or flashing failure, and both sit below the tile surface. A surface coating cannot address either. Get the leak diagnosed and repaired first. Sealing over an active leak spends money without solving anything.

Can you seal a roof without cleaning it first?

We will not. Sealing over live algae or lichen locks the growth under the coating permanently, and correcting it later means stripping the coating. Cleaning is included in the sealing quote, so you are not paying twice. It is one job done in the correct order across two visits.

How soon after cleaning can the roof be sealed?

The roof has to be completely dry, and in Sarasota humidity that is longer than most people expect. If lichen was heavy, we also want the dead residue to weather off before coating. Depending on the season and the roof, that is usually days rather than hours. We schedule it based on the roof, not the calendar.

Does the three year warranty apply to roof sealing?
