Englewood sits at the southern end of our service range, straddling the Sarasota and Charlotte county line along Lemon Bay. It has an older Florida character that a lot of the coast has lost, with a mix of homes from the 1960s and 70s, streets that were platted decades ago and only recently built out, and newer construction filling in the gaps.

Coastal exposure without being on a barrier island
Englewood proper is on the mainland, but Lemon Bay and the Gulf are close and salt reaches most of the town. It is a milder exposure than an open Gulf front property on a key, and it is not nothing. Salt settles, wets, dries and cycles, and unsealed pavers absorb that.
What we see practically is faster surface wear on unsealed drives near the water and joints that lose sand more quickly than they would inland. Sealing is the answer to both. Englewood has real canopy in the older neighborhoods, and combined with a screened lanai that means very little drying sun reaches the pavers. Black algae and mildew establish in the corners, along the cage track and anywhere water pools.
Treating it properly matters. Pressure alone removes the color and leaves the growth alive in the pore of the paver, which is why an unsealed lanai looks clean for a month or two then goes dark again. We treat chemically first, clean, re-sand and seal. Lanai sealing is the most requested thing we do, and it is worth the most in a shaded location like this.
