Holmes Beach sits in the middle of Anna Maria Island and holds most of the island's housing. It has a character of its own compared with the north and south ends, with an extensive canal network on the bay side, a large number of duplexes, and a heavy concentration of vacation rentals.
That canal network is the detail that changes the job. A canal home has water on the back of the lot, which means humidity that never really drops, plus a dock and a seawall to work around, plus a pool deck that often sits in afternoon shade.
Canal front homes and persistent damp
On the bay side of Holmes Beach the canals keep the surrounding air wet. Pavers on the water side of the house often do not fully dry between an overnight dew and an afternoon rain, and in the months when that is true nearly every day, black algae and mildew take hold and stay.
Pressure washing an algae problem is a temporary fix at best. The organism roots into the pore of the paver, so blasting removes the color and leaves the growth alive to come back. We treat it chemically first, let it work, then clean, then re-sand the joints, then seal. Sealing is what actually extends the interval, because the surface stops absorbing the organic material that feeds regrowth.
Duplexes, rentals and shared driveways
Holmes Beach has a lot of duplexes, many of them rented, and that creates situations we deal with regularly: shared driveways, two sets of guests, and an owner or a property manager coordinating from somewhere else.
We can work with that. It helps to know at the estimate who is on site, whether guests will be present during the work, and how the parking will be handled while the surface cures. Cure windows are the part people forget. There is a walk-on time and a longer drive-on time, and on a rental with a changeover that has to be planned rather than assumed.

Holmes Beach is a barrier island city and it is narrow. Salt reaches the Gulf side and the bay side alike. Blowing quartz sand abrades unsealed surfaces and packs loosely into joints without ever stabilizing them, which is why joints here can look full while the pavers still shift underfoot.
