Concrete looks solid and behaves like a sponge. It is full of interconnected pores, and anything liquid that lands on it gets drawn down below the surface where a pressure washer cannot reach. That is the single fact behind almost every concrete stain question we get asked.

Why will pressure alone not remove a stain from concrete?
Because pressure only cleans what it can reach, and a stain has depth. When oil, rust or organic material sits on concrete, capillary action pulls it down into the pore structure. What you see on the surface is the top of a column that goes into the slab.
Turning the pressure up does not solve this. It removes concrete. You end up with a lighter looking patch that is actually an eroded, roughened area with exposed aggregate, and the stain is often still visible in the newly opened pores. Now you have a stain and a texture change.
The correct approach is chemical first, mechanical second. A cleaner appropriate to the specific stain type is applied and given dwell time to react with and lift the material out of the pores. Then pressure removes what has been brought to the surface. The order is what makes it work.

How do you remove oil stains from concrete?
With a degreaser and patience. A surfactant based degreaser is applied to the stain and worked in, then given real dwell time so it can emulsify the oil sitting below the surface. It is often agitated with a brush and reapplied on heavier deposits. Only then does the pressure washing step happen.
The realistic outcome depends almost entirely on age. Fresh oil comes up well. A drip line that has been building under the same parked vehicle for eight years has saturated the slab, and honest expectation setting means telling you it will lighten significantly rather than disappear.
Sealed concrete behaves completely differently, which is the argument for sealing a garage floor or a driveway that sees oil. On a sealed slab the oil sits on the coating instead of soaking into the concrete, and it wipes up. That is a real practical benefit, not a sales point.
What causes the orange rust stains on Sarasota concrete?
Almost always irrigation. A large number of Sarasota and Bradenton properties irrigate from wells, and Florida well water carries dissolved iron. When that water hits concrete and evaporates in the sun, the iron oxidizes and leaves a rust colored deposit. Sprinkler heads that throw onto a driveway or walkway create the classic fan shaped orange arc.
This is not organic and bleach based cleaning does nothing to it. Iron staining needs an acid based rust remover, typically oxalic acid based, applied to the affected area, given dwell time, then neutralized and rinsed thoroughly. Neutralizing matters. Acid residue left on a slab keeps working and can etch the surface.
The other rust sources are metal objects left sitting on damp concrete. Patio furniture feet, a planter stand, a dropped tool or a bicycle kickstand all leave a rust ring that is the same chemistry and takes the same treatment. Fixing the sprinkler aim is the only thing that stops the irrigation version from returning.

Can tire marks and battery acid damage be cleaned off?
Tire marks are not dirt. What transfers onto the concrete is plasticizer, an oily compound that migrates out of hot tire rubber, and it soaks into the pores like any other oil. It responds to a degreaser and dwell time rather than to scrubbing. On a previously sealed slab, hot tires can also lift the sealer itself, which is a different problem and needs the failed sealer removed rather than cleaned.
Battery acid is more serious because it is not a stain, it is damage. Acid reacts with the cement paste and etches into the slab, leaving a rough, discolored, physically eroded spot. Cleaning removes the residue and any surface discoloration, but the etched texture is permanent. A neutralizer is used to stop the reaction, and after that it becomes a question of appearance rather than removal.

What is the white chalky residue on my concrete?
That is usually efflorescence, and it comes from inside the slab rather than from anything spilled on it. Moisture moving through the concrete dissolves free lime and carries it to the surface. The water evaporates, the mineral stays, and you get a white haze or a crust.
It is very common on newer concrete and on slabs that stay damp, which in Sarasota means anywhere with irrigation overspray, poor drainage, or a shaded area that never dries. It also appears on pavers for the same reason.
Efflorescence is treated with a specific efflorescence cleaner rather than a general purpose degreaser. It is worth understanding that the deposit will keep returning as long as moisture keeps moving through the slab, so drainage and irrigation are part of the real fix. Sealing after cleaning reduces how much moisture cycles through the surface.
Does cleaning make sense before sealing concrete?
It is required, not optional. Sealer soaks into concrete and hardens in the pores. Whatever is in those pores when the sealer goes down is locked in permanently under a clear layer, whether that is algae, oil, iron staining or dirt. There is no correcting it afterward short of stripping the sealer off.
So on any concrete sealing job we quote, the cleaning needed to prepare the surface is inside the number. Rust and oil pre treatment on a badly stained slab may extend the job, and we will describe that in the quote rather than surprising you with it.
The slab also has to be completely dry before sealer is applied. In Sarasota humidity that takes longer than most people expect, which is why cleaning and sealing are typically separate visits rather than one long day.
How is commercial concrete cleaning different?
Mostly in scale, scheduling and what is on the slab. Commercial lots and walkways carry traffic film, gum, grease from dumpster pads and drive lanes, and heavier oil deposits at parking stalls. Much of it is petroleum based, which means degreaser and dwell rather than pressure.
