Fruitville is a corridor rather than a tidy subdivision. It runs east from near downtown Sarasota out past I-75, and along the way the character changes completely. The western end is established Sarasota residential. Further east you get larger acreage parcels, some with agricultural history, and then newer subdivisions that have filled in over the last twenty years.
For paver work that produces an unusually wide range of jobs on the same road. A five acre parcel with a long private drive on a well is a different job from a 2015 subdivision home with an HOA, and both are Fruitville.
Acreage properties, private wells and iron staining
East of I-75 a lot of Fruitville properties sit on acreage with private well irrigation. The ground water here carries dissolved iron, and when it sprays onto a light colored paver drive and dries in the Florida sun the iron oxidizes and bonds to the surface.
That is a chemical stain, not dirt, and pressure washing will not remove it. Worse, high pressure on a raw paver opens the pore so the next round of iron grips harder. The correct approach is rust specific chemistry with proper dwell time, neutralized and rinsed, before any cleaning or sealing. Sealing over rust locks it in permanently. Long private drives and how they wear
A long drive on an acreage parcel puts a lot more paver square footage in play than a suburban apron, and it wears differently. Water travels further before it exits, so joint sand washes toward the low end and collects. Vehicle turning at the wide points twists pavers and opens joints. Edges without solid restraint migrate outward over years.
None of that is unusual and most of it is correctable. What it does mean is that a proper job here involves genuinely clearing and re-sanding the joints rather than a cosmetic pass, and that we should look at the edge restraint and the base before quoting. And most carry an HOA, so it is worth checking whether your documents say anything about exterior appearance before we choose a finish.
Wet ground, Celery Fields and drainage
Parts of the Fruitville corridor sit on ground that historically held water, and the regional stormwater system in this area is substantial. Practically that means some properties here have paver surfaces sitting on ground that drains more slowly than the sandy soils closer to the coast.
A base that stays wet moves more than one that drains, which shows up as minor settling and as joints that lose sand faster. It is not usually a reason for major work.
