Nokomis sits between Osprey and Venice, and we pass through it constantly on our way to both. It is one of the easier areas for us to schedule around.
The community has changed a lot in the last decade without losing its older core. Near the village and out toward Albee Road you still have canal front ranch homes from the 1960s and 70s with pavers added later. Along Laurel Road and east toward I-75 there is significant new construction, which means young pavers, tight HOA communities and a completely different set of issues.
Canal front homes and what standing humidity does
The canals off Dona Bay and Shakett Creek keep humidity high on the properties around them. Pavers on the water side of a Nokomis canal home often do not fully dry between a morning dew and an afternoon rain, and that is exactly the condition black algae and mildew want.
There is brackish salt in the mix here too, which works on unsealed paver surfaces over time. The practical answer is the same one we give on any waterfront job. Treat the organic growth chemically first so you kill it rather than just removing its color, clean, re-sand the joints, then seal so the surface stops absorbing everything that lands on it.
Older Nokomis driveways and settled edges
A lot of the paver driveways in the older parts of Nokomis went down over an existing surface or on a base built to 1970s and 80s standards. What that produces after a few decades is edge migration. The outer course drifts, the joints open, sand washes out at the low end, and the shoulder of the drive goes soft.
Re-sanding is the fix for the joints, and it has to happen before sealing so the sealer can bind the sand into a firm joint. If the base itself has moved, that section needs to be lifted, corrected and reset. We will tell you which one you are dealing with at the estimate rather than sealing a driveway that needs structural work.

What is different about the newer homes east toward I-75
The newer Nokomis subdivisions east toward I-75 are full of pavers that are only a few years old. Two things follow from that. The first is efflorescence, the white chalky haze that appears when moisture inside a young concrete paver carries free lime to the surface. It is normal, it comes and goes seasonally, and it must be cleared before sealing rather than trapped under it.
The second is irrigation staining. These communities water heavily, often from a well or reclaimed source carrying iron, and light colored pavers show orange arcs where the heads throw. That is a chemical stain and needs rust specific treatment, not pressure. Sealing after proper stain removal keeps it from coming back into the pore.
Lanai sealing near the water
Lanai work is our most requested service and Nokomis has a lot of screened pool decks. The cage blocks drying sun, the humidity off the water is already high, and black algae takes hold along the cage track and in the corners where water lingers.
Chlorine splash-out is the other factor on a pool deck. It bleaches unsealed pavers unevenly near the coping and it breaks down exposed joint sand faster than people expect. Sealing addresses both.
