Why did my pavers sink in one spot?
In Sarasota the causes repeat often enough to be predictable. Settlement over a utility trench, where the backfill was never compacted to the same density as the surrounding ground and has slowly given up. Old planting beds or stump holes that were filled with soft material before the hardscape went in. And washout, where a downspout or a broken irrigation line has been running water under one area for years and carried the base material away.
The dip itself is the symptom. If we reset the pavers without dealing with the cause, the same spot sinks again, usually within a couple of seasons. So the first part of any repair is figuring out which of those it is, which we can generally tell as soon as the pavers come up and we can see what the base looks like.

What causes pavers to lift, and what do you do about roots?
Roots, nearly always. Sabal palm and ficus are the usual suspects here, and both run shallow and wide rather than deep. The area under a paver field is loose, moist and free of competition, which is exactly what a root is looking for, so it grows in and then thickens, and a thickening root raises whatever is above it.
What we can do depends on the tree and the size of the root. Small feeder roots can be cut and the base re established. A significant structural root on a healthy tree is a different conversation, because cutting it can damage or destabilize the tree, and we are not going to quietly compromise a mature live oak to flatten a walkway. In those cases the options are a root barrier, re-grading the area to work with the root, or accepting that the spot will need attention again. We tell you which situation you are in.
How do you reset a sunken area so the repair does not show?
We lift the pavers by hand and keep them in order, so the same stones go back in the same positions and the pattern lines up. Then we correct the base: remove any soft or contaminated material, re-establish the depth with the proper base material, and compact it in lifts rather than dumping it all at once, because a single thick lift never compacts through.
Then a fresh bedding layer gets screeded to a consistent depth, the pavers go back down, and the area is compacted into the field. Getting the final height right is the part that takes experience, because pavers reset slightly high will settle into line and pavers reset flush will end up slightly low. Joints get sanded last, and if the surface is being sealed, that goes on afterward across the whole field so the repair is under the same finish.
What to look at on your own surface before you call
- Walk the field and note anywhere a paver rocks or clicks underfoot
- Look for standing water the morning after a heavy rain
- Check whether the perimeter course has moved out into the grass
- Compare joint width at the edges against the middle of the field
- Look for raised areas near sabal palms, ficus and large oaks
- Check where downspouts discharge and whether the pavers there have hollowed
- Count the pavers that are cracked or permanently stained

Can broken or badly stained pavers be replaced individually?
Yes, and that is one of the real advantages of a paver surface. Cracked pavers, pavers with battery acid or paint damage, and pavers with oil soaked deep enough that repeated poultice treatment will not pull it out all get lifted and swapped.
The difficulty is always matching. A paver installed ten or more years ago is often out of production, and even a current version of the same product will have drifted in color and weathered differently. The standard approach is to pull good pavers from a hidden area, under a planter, behind a gate, along a bed line, and move those into the visible spot, with the new stock going where nobody looks. A matte finish also hides a slight mismatch far better than a wet look gloss.
What is edge restraint and why does it fail?
Edge restraint is what holds the perimeter course of a paver field in place, usually a plastic or aluminum edging spiked into the base along the outside, and sometimes a concrete toe. It is what stops the whole field from slowly spreading outward, since the pavers in the middle are held by their neighbors but the outer row has nothing on one side.
It fails when the spikes corrode or work loose, when soil erodes away from behind it, or when it was set on top of the bedding sand rather than on compacted base. The signs are an outer course that has drifted out into the lawn, joints that are noticeably wider at the perimeter than in the middle, and grass runners growing into the gaps. Sealing will not hold a spreading edge, so this gets reset before the finish goes on.
Do repairs need to happen before cleaning and sealing?
Yes, and in that order for a practical reason. Repair work is dirty. Lifting pavers, handling base material and compacting an area will mark up a surface, so doing it after a clean means cleaning twice. More importantly, sealing over a dip, a lifted ridge or a spreading edge just gives you the same problem with a nicer finish on it.
So the sequence on a full job is repairs first, then deep cleaning, then a full dry, then joint sand, then sealer. That way the whole field, including everything we reset, ends up under one consistent finish applied on the same day. That is what makes a repair genuinely disappear rather than reading as a patch.
