Every paver sealing we do carries a 3 year warranty. It is the original 3 year warranty in this market and it is the thing we are known for. It exists because of the sealer grade we use and the preparation process behind it, not because of marketing. Ask us for the written warranty terms and we will provide them.

Most paver sealing in Florida is warrantied for a much shorter period, if at all. Ours runs three years on every sealing we perform, residential and commercial, and it has been our signature since we started offering it.

Why we can offer three years when the norm is shorter

Two reasons, and neither of them is clever. The first is sealer grade. We do not buy on price. Gulf Coast UV and daily summer rain break down cheaper solvent sealers faster than their labels suggest, because those labels were written for climates that are nothing like this one. Using a product that holds up here is the entry ticket to warrantying anything.

The second is prep, which is where paver jobs are actually won or lost. A sealer applied over algae that was decolored but never killed will fail. A sealer applied over active efflorescence traps a white haze permanently. A sealer applied over irrigation rust locks the stain in. A sealer applied over loose or missing joint sand has nothing to bind. We do those steps properly because otherwise a three year promise would be a liability rather than a selling point.

What the process behind the warranty involves

A full service is a sequence and the order is not negotiable. Identify what is on the surface and treat it: algae and mildew get killed chemically rather than blasted, tannin gets the right cleaning chemistry, irrigation rust gets rust specific treatment with proper dwell time and neutralizing, efflorescence gets tested and handled.

Then deep clean. Then the surface has to dry genuinely, which is why we watch the forecast rather than the calendar in summer. Then new joint sand goes in and gets worked into the joints. Then sealer. Sand before sealer, never after, so the sealer binds the sand into a firm joint instead of sitting on loose grains.

What would work against a warranty

We are not going to invent a list of legal exclusions here, because that would be putting words in a document we would rather you read yourself. What we will say is what generally works against any sealed paver surface, in plain terms.

Damage from something other than normal wear, such as a vehicle leak, a chemical spill, construction traffic or work done by someone else on the same surface, sits outside what a sealing warranty is meant to address. So does structural movement in the base that was identified and declined at the estimate. If we tell you a section needs to be reset before sealing and you would rather we seal it anyway, that is your call to make and we will note it, but it changes what sealing can be expected to do. What you can do to get the most out of it

A few things genuinely extend the life of a sealed surface here. Adjust any irrigation head that throws onto your pavers, because iron in well and reclaimed water is the single most avoidable source of staining in this market. Rinse coastal properties periodically to take salt off the finish. Clear leaf litter rather than letting tannin sit on the surface for months.

None of that is a condition we impose on you. It is simply what we would do on our own driveway, and homeowners who do it get noticeably more out of a sealing than those who do not.
