Why do paver driveways in Sarasota fail faster than the brochure says?
Two reasons, and both are local. The first is UV load. A driveway with no tree cover gets direct sun most of the year, and ultraviolet light is what breaks the resin in a sealer down. Solvent based products in particular give up sooner on the Gulf Coast than the service life printed on the pail, which is written for a national average and not for our latitude.
The second is water volume. Afternoon storms from June to September dump hard and fast, and a driveway is a slope. Every one of those storms moves joint sand downhill. Once the joints drop below the chamfer, the paver edges are exposed, the field starts to shift under tire load, and you get the rocking, uneven feel that people describe as pavers sinking. It is rarely the base. It is usually the sand.

Can you get oil, rust and tire marks out before sealing?
Most of the time, yes, and it happens before any general cleaning. Fresh motor oil and transmission fluid usually pull out with a poultice style degreaser that draws the stain back up out of the pore rather than pushing it deeper. Older oil that has sat through a couple of summers may lighten rather than disappear completely, and we tell you that at the estimate instead of after.
Rust is a different chemistry. Orange staining under a sprinkler arc is iron in well water, and it comes out with an oxalic based rust remover, not with pressure. Pressure alone just etches the paver face. Tire marks are plasticizer transferred from hot tire compound and respond to a solvent treatment. Battery acid and paint are the two we will not promise, and in those cases replacing a few pavers is usually the honest fix.
What about efflorescence, the white haze on the pavers?
Efflorescence is the chalky white bloom that surfaces on concrete pavers when moisture wicks up through the stone and carries dissolved lime to the surface. It is most common on newer installs and on driveways that stay damp along one edge, and it has nothing to do with dirt, which is why washing does very little for it.
It has to come off with a proper efflorescence cleaner before sealing, because sealing over it locks the haze under the finish permanently. On a new driveway we would rather wait for the pavers to finish releasing than seal too early and trap it. That patience is part of why our sealings hold.

How do you keep hot tires from lifting the sealer?
Hot tire pickup is the failure people worry about most, and it is real. A tire that has been running on a Sarasota road in August is hot enough to soften a low quality or over applied film sealer, and as the car cools the tire grips the finish and pulls it up in patches when you next back out.
We avoid it three ways. We use products rated for vehicle traffic rather than general hardscape sealers. We apply at the coverage rate the manufacturer specifies rather than flooding the surface, because a thick film is the main cause of pickup. And we hold the driveway off vehicles for the full cure window, not just until it feels dry. That last one is the step most people are tempted to rush.
Do you fix sunken or lifted pavers before you seal?
Sealing a driveway with a dip or a raised ridge just gives you a shiny problem. We look at repairs at the estimate. Common Sarasota causes are sabal palm and ficus roots pushing a section up, a settled trench where a utility line was run, and edge spread where the restraint along the grass line has given up.
We can lift, re-base and reset the affected area, replace broken or oil ruined pavers, and reset edge restraint before sealing. Matching pavers on an older driveway is not always possible, so a common approach is to pull replacements from a hidden area (behind a gate, under a planter) and put the mismatched new stock where nobody looks. If a repair cannot be made to disappear entirely, a matte finish hides it better than a gloss.
How long is my driveway out of service?
Plan on two days and one night without parking on it. Day one we clean, and the pavers need to dry completely, which in Florida humidity generally means overnight. Day two we sand and seal. Foot traffic is usually fine in four to six hours and vehicles the following day, though heat and humidity move those numbers.
