Bayshore Gardens is an established unincorporated community in Manatee County, running between US 41 and Sarasota Bay south of Bradenton. It was developed as a large subdivision in the 1950s and 60s and still has its own park and recreation district, which is unusual for an area of its size.
The housing is largely block homes from that era on regular lots, alongside a number of mobile home and manufactured home communities. Pavers here are essentially always a later addition, which is the key to understanding what we find.
Bay humidity and why algae dominates here
Bayshore Gardens runs right down to Sarasota Bay, and the humidity that comes with that never really lets up. Combine it with sixty years of tree growth and you get paver surfaces that stay damp from an overnight dew through to an afternoon rain for much of the year.
Black algae and mildew thrive in exactly that. They show up first on the north side of the house, on shaded walkways and inside any screened lanai. Pressure alone is not the answer, because it strips the color and leaves the organism rooted in the pore of the paver to regrow. We treat chemically first, then clean, then re-sand, then seal. Sealing is what actually lengthens the interval between services.
Later added pavers over older drives
On a 1950s or 60s Bayshore Gardens home, any paver work was added decades later, and very often over the existing concrete driveway rather than on a fresh excavated base. That changes how water behaves. Instead of draining through, it runs across the old slab and exits at the edges, carrying joint sand out with it.
After a few decades what you have is open joints, a loose edge course, and a soft shoulder near the apron. The joints need clearing and proper re-sanding, done before sealing so the sealer binds the sand into a firm joint. If the edge restraint has failed we will tell you, because sealer does not hold pavers in place.

Covered patios in particular are prime algae territory, because a roof blocks all drying sun. We do these jobs regularly and there is no minimum that makes a small patio not worth quoting. Brackish exposure without being on a barrier island
Properties closer to the bay here get a mild amount of salt carry. It is nothing like an open Gulf front barrier island exposure, and it is not zero either. Salt settles, wets with the heavy dew this area gets, dries, and cycles.
On an unsealed paver that contributes to slow surface wear, particularly at edges and corners. It is a secondary factor behind algae in Bayshore Gardens rather than the headline issue, but it is part of why we account for total exposure when selecting a product rather than using one default everywhere.
