Concrete repair in Sarasota starts with identifying whether a crack is cosmetic shrinkage or the result of movement. Cracks with both sides level can be repaired, cleaned and sealed. Cracks with elevation change mean root pressure, settlement or washout below, and the cause has to be addressed before any patch will hold.

How do you tell a cosmetic crack from a structural one?
Put a straight edge across the crack. If both sides sit at the same height, you are most likely looking at a shrinkage crack, which happens as concrete cures and is largely cosmetic. Those are good candidates for repair, cleaning and sealing.
If one side is higher than the other, something below the slab moved. That is a different problem entirely, and filling the crack does nothing about the movement. It will reopen, usually within a season or two, and often wider.
The second question is whether the crack is still moving. A crack that has been stable for years behaves differently from one that has visibly widened since last summer. We ask about history, because you know things about your slab that we cannot see in an hour.

What causes concrete to move in Sarasota?
Roots first. Sabal palm and ficus roots travel further than most people expect and they lift slabs from underneath. Once a slab is lifted at one point, it cracks at the point of maximum stress, and the crack keeps opening as the root grows.
Water second. Sandy subgrade moves when water moves through it. A downspout discharging beside a slab, or an irrigation leak, or a poorly graded area that channels storm runoff under the edge, all wash support out from under concrete. The slab then bridges an unsupported area until it cracks.
Overloading third, though it is less common residentially. A slab poured thin for foot traffic that ends up parked on will crack where the wheels sit.
What is spalling and can it be fixed?
Spalling is the surface flaking or breaking away, leaving a rough exposed area. It is a surface layer problem rather than a structural one in most cases, though extensive spalling can expose reinforcement and become structural.
Small areas can often be repaired. Widespread spalling across a whole driveway is usually a case where resurfacing or a paver overlay gives a better result than dozens of patches, because patch color and texture will not match the surrounding slab.
Sealing an otherwise sound concrete surface is one of the better defenses against future surface deterioration here, because it reduces the wetting and drying cycling and the UV exposure that work on unprotected concrete.
Useful things to notice before you call us about a crack

- Whether there is a large tree within reach of the slab
- Where your downspouts discharge relative to the slab edge
- Whether water stands anywhere on the slab after a storm
- Whether any irrigation head sprays directly onto the concrete

- Whether the same area has been repaired before
Can a settled slab be brought back to level?
Sometimes, and sometimes the honest answer is that the section should be replaced. It depends on what is under it, how much it has dropped, and whether the cause is still active. A slab settling over an ongoing washout will settle again.
Where a section has dropped and the cause has been dealt with, replacing that panel is often cleaner than trying to disguise the level change, because a repaired transition at a driveway is a trip hazard and it shows.
For driveways with repeated settlement problems, a paver field is worth considering, because individual units can be lifted and the base rebuilt without demolition. That is the practical advantage of a flexible surface on unstable ground.
Will a concrete repair be visible?
Usually yes, to some degree. New concrete does not match aged concrete in color, and it never will exactly, because the surrounding slab has years of UV, staining and wear on it. Anyone who tells you a patch will be invisible is overselling.
What closes the gap is cleaning and sealing the whole surface after the repair. A deep clean brings the aged concrete back toward its original tone, and a sealer evens out the appearance across old and new. The result is usually much better than the repair alone.

When is repair not worth doing?
When the cause is still active and cannot be economically addressed. When the cracking is widespread across multiple panels rather than isolated. When the total repair cost approaches the cost of replacement or an overlay, which happens more often than people expect once several areas are involved.
In those cases we lay out the options. Full replacement, a paver overlay if the slab is sound enough to build on, or removal and a properly built paver driveway or patio from the subgrade up.
