Lakewood Ranch is one of our four core service areas. It is also the market where the same three problems come up over and over, and where getting the diagnosis right matters most, because the wrong treatment on a rust stain makes it permanent.
Nearly every village here is deed restricted, with an HOA and in most cases a CDD as well. Homes sit close together with heavy irrigation on common turf and on individual lots. That combination, well or reclaimed irrigation water spraying onto light colored pavers day after day, produces the orange staining that Lakewood Ranch homeowners call about more than anything else.
Why are there orange stains on my Lakewood Ranch driveway?
That is almost always irrigation rust. Water pulled from a well or from a reclaimed system carries dissolved iron. When it sprays onto pavers and evaporates in the sun, the iron oxidizes and bonds to the surface. Repeat it every morning for a couple of years and you get the fan shaped orange arcs that track exactly where the heads throw.
The important part is that rust is a chemical stain, not dirt. Pressure washing will not remove it and aggressive pressure can etch the paver face while leaving the stain behind. It needs the correct rust removal chemistry, applied and dwelled properly, then neutralized and rinsed. We do that as its own step before any cleaning or sealing. Sealing over rust locks it in permanently, which is the single most avoidable mistake we see here.
Adjusting the sprinklers is part of the fix
We can remove the stain. We cannot stop your irrigation from putting it back. On most Lakewood Ranch lots the fix is small, a head that has drifted off its arc, an overspray onto the driveway apron that was never intended, or a run time that leaves the pavers wet through the morning sun.
We will point out what we see when we are on site. If heads are throwing onto your pavers, adjusting them before we come back is the difference between a driveway that stays clean for years and one that starts spotting again in a season. Sealer helps a great deal because iron cannot bond into a sealed pore the way it does into raw concrete, but the sealed surface still wants the overspray corrected.
What we run into in Lakewood Ranch
- Irrigation rust from well and reclaimed water is the number one paver complaint in Lakewood Ranch and it will not come off with pressure alone.
- Nearly every village is deed restricted with an HOA, and many also carry a CDD, so contractor documentation and posted work hours apply.

HOA rules, color and finish in a deed restricted village
Some Lakewood Ranch associations have language about exterior appearance that touches on driveways, including uniformity of color across a street and whether a high gloss finish is acceptable. Others say nothing at all. It varies village by village and it is worth two minutes of checking before we start.
We are comfortable working inside deed restricted communities. We provide license and insurance documentation to management companies routinely, we work within posted contractor hours, and we clean up completely. If your documents restrict sheen, tell us and we will bring the appropriate finish. We would rather match the requirement than have you get a letter after the fact.
Efflorescence on newer village construction
The newer villages east of Lorraine Road have a lot of pavers that are only a few years old, and new concrete pavers push efflorescence. That is the chalky white film that appears when moisture inside the paver carries free lime to the surface and evaporates. It comes and goes with the seasons and it is not a defect.
It does have to be dealt with before sealing. If you seal over active efflorescence you trap a permanent white haze under the finish. We check for it at the estimate and treat it as part of the prep. On very new installs we will sometimes advise waiting, and we would rather say that than take the job early.
Lanai and pool deck sealing in Lakewood Ranch
Lanais are our most requested service and Lakewood Ranch has a lot of them, most screened, most around a pool, and most sitting on the shaded side of the house for at least part of the day. The screen cage cuts drying sun, the pavers stay damp, and black algae takes hold in the corners and along the cage track.
We treat the growth first, clean, replace joint sand, then seal. Sealing a lanai paver deck makes an enormous difference to how often you need us back, because the joints hold and the surface stops absorbing everything that lands on it. Pool cage cleaning can be handled in the same visit if you want it done together.
