Paver Sealing in Lakewood Ranch, Florida

The short answer

Paver sealing is a three step service: deep clean the pavers, replace the joint sand, then apply a sealer that locks the sand and blocks stains. On the Sarasota coast, sealed pavers hold their color longer, shed oil and rust, and resist the algae that grows in shade. Sarasota Paver Sealing Pros back every sealing with a 3 year warranty.

Sarasota Paver Sealing Pros is a licensed, bonded and insured Florida LLC owned by Dany Acosta, with over ten years of paver work behind it and 12 plus years on the commercial side. Every crew on site is a trained employee, not a subcontractor. We clean and seal up to 20,000 square feet of pavers in a day, and every sealing carries our original 3 year warranty. That is almost always irrigation rust. Water pulled from a well or from a reclaimed system carries dissolved iron. When it sprays onto pavers and evaporates in the sun, the iron oxidizes and bonds to the surface. Repeat it every morning for a couple of years and you get the fan shaped orange arcs that track exactly where the heads throw.

Nearly every village here is deed restricted, with an HOA and in most cases a CDD as well. Homes sit close together with heavy irrigation on common turf and on individual lots. That combination, well or reclaimed irrigation water spraying onto light colored pavers day after day, produces the orange staining that Lakewood Ranch homeowners call about more than anything else.

What makes Lakewood Ranch different?

We can remove the stain. We cannot stop your irrigation from putting it back. On most Lakewood Ranch lots the fix is small, a head that has drifted off its arc, an overspray onto the driveway apron that was never intended, or a run time that leaves the pavers wet through the morning sun.

We will point out what we see when we are on site. If heads are throwing onto your pavers, adjusting them before we come back is the difference between a driveway that stays clean for years and one that starts spotting again in a season. Sealer helps a great deal because iron cannot bond into a sealed pore the way it does into raw concrete, but the sealed surface still wants the overspray corrected.

What we see on Lakewood Ranch properties

  • Irrigation rust from well and reclaimed water is the number one paver complaint in Lakewood Ranch and it will not come off with pressure alone.
  • Nearly every village is deed restricted with an HOA, and many also carry a CDD, so contractor documentation and posted work hours apply.
  • Newer villages east of Lorraine Road have young pavers that are still pushing efflorescence.
  • Lots are close together with heavy common area irrigation, so overspray onto driveway aprons is extremely common.

Why do you re-sand the joints before sealing instead of after?

Because the sealer is what locks the sand in place. Seal first and sand after, and the new sand sits loose on a hardened surface until the first storm carries it into the street. Sand goes in first, gets swept and settled down into the joint, then the sealer soaks through it and sets it.

This matters more in older Sarasota installs, where the screed layer is often a shell based sand that breaks down and packs differently than modern silica. On those jobs we top the joints with the right sand, compact it to the correct depth (roughly an eighth of an inch below the paver chamfer), then seal. Skipping that step is the single most common reason a sealing job fails early.

Which surfaces around a Sarasota home do you seal?

Driveways are the biggest and the most requested, and they are where sealing pays back fastest because of oil, tire marks and full sun. Lanais come second and are their own specialty, since a screen cage blocks the drying sun and grows algae in the corners. Pool decks need a finish rated for chlorine splash out and bare feet. Patios, walkways and front entries round out most homes.

We also seal materials other than concrete paver. Travertine takes a different, breathable product. Poured concrete driveways and patios take a concrete specific sealer. Clay brick, common on older Sarasota walkways and columns, needs a product that will not trap moisture behind the face. Each of those has its own page on this site with the details.

HOA rules, color and finish in a deed restricted village

Some Lakewood Ranch associations have language about exterior appearance that touches on driveways, including uniformity of color across a street and whether a high gloss finish is acceptable. Others say nothing at all. It varies village by village and it is worth two minutes of checking before we start.

We are comfortable working inside deed restricted communities. We provide license and insurance documentation to management companies routinely, we work within posted contractor hours, and we clean up completely. If your documents restrict sheen, tell us and we will bring the appropriate finish. We would rather match the requirement than have you get a letter after the fact.

What is included, and what does the 3 year warranty cover?

Every sealing starts with a deep clean, not a rinse. We pull weeds and growth from the joints, treat organic growth at the root, and surface clean the field evenly so there are no wand stripes. Oil, rust and efflorescence get spot treatment before anything else happens. Then joint sand, then sealer, applied at the coverage rate the product actually calls for rather than stretched thin. Repairs, sealer stripping and polymeric sand are quoted separately when a surface needs them, so you can see what each item is.

The 3 year warranty is our signature and it is the original one in this market. It means that if the finish fails inside that window on work we performed, we come back and make it right. We can stand behind that because we control the prep, we use our own trained crews, and we do not rush a job onto wet pavers to beat a storm.

How long does it take and when can you use the pavers again?

Most residential jobs are one to two days. Day one is cleaning, and the pavers have to dry fully before anything goes down, which in Florida humidity usually means overnight. Day two is sanding and sealing. A typical driveway is walkable in about four to six hours and ready for vehicles the next day, depending on temperature, humidity and the product used.

Weather drives the schedule more here than almost anywhere. We watch the rain windows closely in summer and we will move a seal day rather than gamble, because sealer that gets rained on before it cures will haze. If we push your date, that is why, and we would rather explain a delay than a redo.

FAQ

Paver Sealing in Lakewood Ranch: common questions

Do you offer paver sealing in Lakewood Ranch?

Yes. Lakewood Ranch is inside our regular service area and we work there every month. Call 941-266-5284 and we will come out, measure the surface, look at its condition, and give you a written estimate at no charge.

How often should pavers be sealed in Sarasota?

Most Sarasota properties run on a two to three year cycle. Full sun driveways come due sooner, because Gulf Coast UV and daily summer storms break sealer down faster than the label suggests. Shaded lanais and covered entries often hold longer. The water bead test tells you the truth, so try that before you schedule.

Does sealing make pavers slippery?

A high gloss wet look sealer is slicker when wet than bare concrete. That is why we recommend a natural matte finish on pool decks and lanais, and we can add a fine non slip aggregate to the final coat on any surface where bare feet and water meet. Ask about it at the estimate.

Can you seal brand new pavers?

Yes, but not immediately. New pavers need time to release efflorescence, the white haze that surfaces as moisture pulls lime out of the concrete. Sealing over that traps it under the finish permanently. We generally wait, then clean and treat the haze before sealing, so the color you get is the color you keep.

Can you actually remove irrigation rust or just lighten it?

In most Lakewood Ranch cases we remove it. Rust responds to the correct chemistry and proper dwell time rather than to pressure. Very old, very deep staining on a porous paver can occasionally leave a faint shadow, and if we think yours is one of those we will say so at the estimate rather than promise a result we cannot deliver.

Do I need HOA approval before you clean and seal?

Usually not for cleaning, and often not for sealing, but it varies by village. Some Lakewood Ranch associations have language about exterior appearance and gloss level. A quick look at your documents saves trouble. We provide our license and insurance to management companies as a matter of course.
