Cleaning, sanding and sealing, the core service

This is the service most customers want and it is a sequence rather than a single step. Identify and treat what is on the surface, whether that is algae, tannin, efflorescence or irrigation rust. Deep clean. Let the surface dry genuinely. Install new joint sand and work it in. Then seal.

The order matters more than any single product choice. Sand goes in before sealer so the sealer binds it into a firm joint. Stains get removed before sealer so they are not locked in permanently. Skipping either step produces a surface that looks fine for a season and then does not.

Restoration, repair and installation

Sealing does not fix a structural problem. If a driveway has settled near the apron, if a root has lifted a section, if the edge restraint has failed and the outer course is migrating, those need correcting before a finish means anything.

We do that work, which is why we can tell you honestly when you need it and when you do not. Sections get lifted, the base corrected and compacted, and the pavers reset. We also do full paver installation and hardscape work, along with concrete repair and driveway repair.

How to choose what you actually need

Start with what is wrong. If the surface is dirty, dark or stained but firm underfoot with joints that feel solid, you want cleaning, sanding and sealing. That is most jobs.

If pavers rock underfoot, if there is a dip or a raised section, if the edges are spreading, or if sand will not stay no matter how often it is replaced, you have a base or restraint problem and cleaning alone will not address it. If your pavers are only a year or two old and pushing white haze, you may need to wait rather than seal. And if the stain is orange and follows your sprinkler pattern, you need rust removal before anything else. We sort all of that out at the free on site estimate rather than asking you to diagnose it yourself.

Residential and commercial

We work both. Residential is driveways, lanais, pool decks, walkways, patios and entries. Commercial is entrances, courtyards, restaurant patios, walkway systems and HOA and condominium common areas, and we have been doing that work for over twelve years.

Our crews can clean and seal up to 20,000 square feet of pavers in a day, so a commercial surface does not have to be out of service for a week. We are a licensed, bonded and insured Florida LLC and we provide documentation to management companies as a matter of routine.

FAQ

Questions we get asked

Do I need sealing or do I just need cleaning?

Cleaning alone gets you a clean surface that starts going back to where it was fairly quickly, because unsealed pavers absorb organic material and lose joint sand. Sealing is what extends the interval and holds the joints together. Most people who clean only end up calling again sooner than they expected.

Do you do concrete as well as pavers?

Yes. Concrete cleaning, concrete sealing and concrete repair are all part of what we do, along with driveway sealing, sealcoating and asphalt paving and repair. If your property has a mix of paver and concrete surfaces we can quote them together at the same visit.

Can you install new pavers, not just maintain them?

Yes. We do paver installation and hardscape work as well as restoration of existing surfaces. That also means when we assess your driveway we can tell you honestly whether it needs installation work or simply a good clean, sand and seal, rather than being limited to selling one of those.

How do I know which service to ask for when I call?
