The Meadows was developed in the mid 1970s as one of Sarasota County's first planned unit developments, on former ranch land west of Honore Avenue. It holds several thousand residences across villas, condominiums, garden homes and single family houses, with more than eighty lakes and an oak canopy that has had fifty years to fill in.
Nearly every property here sits under one association or another, and in many cases under two: a neighborhood association or condominium declaration plus the community wide documents. Knowing which one governs your driveway matters before anyone starts work.
Fifty year old canopy and what it does to paver surfaces
The mature oaks are the defining feature of The Meadows and the reason so many driveways here are stained. Leaf litter drops tannin that leaves brown discoloration. The canopy blocks drying sun so pavers hold moisture. Add eighty plus lakes keeping ambient humidity up and you have conditions that favor black algae almost everywhere.
Neither responds to pressure alone. Tannin needs the correct cleaning chemistry. Algae needs to be killed before cleaning, or you are removing its color and leaving it alive in the pore of the paver to regrow. We treat first, clean second, re-sand third, seal last. That order is the difference between a result that lasts and one that fades in two months.
Villa and condominium properties, and who owns the driveway
The Meadows contains a lot of attached villas and condominium buildings where maintenance responsibility is divided between the association and the unit owner. Driveways and entry walks fall on different sides of that line depending on the declaration.
This causes real confusion and it is worth resolving before you assume anything. We are happy to quote either way. For association work we deal with the management company directly and provide license and insurance documentation, which is standard here. For individual owners we quote the surfaces you are actually responsible for.

Irrigation, lakes and staining on light driveways
Common area irrigation across a community with this much manicured landscape is constant. Where water carrying dissolved iron sprays onto light colored pavers and dries in the sun, you get orange staining that follows the sprinkler arc.
Rust is chemical and pressure will not lift it. It takes rust specific treatment with proper dwell time before any other step, and sealing over it locks it in permanently. When we are on site we will point out any head throwing onto your pavers, because getting that adjusted is what keeps the driveway clean after we leave. It is usually a small fix.
Association appearance standards
The Meadows has community wide documents plus individual association declarations, all recorded and all binding. Some have language touching on exterior appearance and uniformity. Whether that reaches driveway finish varies by association.
We would rather you check than have you receive a letter afterward. If your documents restrict sheen or require a particular look, tell us at the estimate and we will bring the appropriate finish. We work within posted contractor hours, stage without blocking neighbors, and clean up completely.
