Bee Ridge is one of the oldest named areas in Sarasota County and today it describes a long corridor rather than a single subdivision. The neighborhoods along Bee Ridge Road west of I-75 are largely 1960s through 1980s single family homes, most of them without an HOA. East of the interstate the construction gets newer and deed restrictions become common.
Most of the pavers we work on in this corridor are retrofits. The house came first and the pavers were added later, sometimes over the original concrete drive. That is the detail that explains most of what we find.
Retrofit paver driveways and how they age
When pavers go down over an existing concrete drive rather than on a fresh excavated base, water cannot drain through. It runs across the old slab and exits at the edges, taking joint sand with it. After ten or fifteen Sarasota rainy seasons you get open joints, a loose edge course and a soft shoulder near the road.
None of that means the driveway is failing. It means the joints need real attention. We clear out what is left, install proper joint sand, work it in, and then seal so the sealer binds the sand into a firm joint. Doing that in the right order is the whole job. Sand goes in before sealer, never after.
No HOA in most of the older Bee Ridge neighborhoods
West of I-75, most of the streets off Bee Ridge Road are not deed restricted. Practically, that means nobody is going to tell you what finish to use or what your driveway should look like, and the choice between a wet look and a natural matte finish is entirely yours.
It also means nobody is telling you when to do it. A lot of the driveways in this corridor have gone a long time without service, and the most common finding is joints that are effectively empty under a layer of dirt and organic growth. That is fixable, and it usually looks better afterward than owners expect.
What we run into in Bee Ridge

- Most neighborhoods west of I-75 are 1960s to 1980s single family homes without an HOA, so finish choice is entirely the owner's.

Lanai algae under a mature Sarasota canopy
The Bee Ridge neighborhoods have grown real tree cover over sixty years. Combine an oak canopy with a screened lanai and the pavers under it get very little direct sun, which means they rarely dry. Black algae and mildew establish in the corners and along the base of the cage.
Pressure washing is not the fix. It takes the color off the algae and leaves the organism rooted in the pore, which is why the surface goes dark again within a couple of months. We treat it chemically first, then clean, then re-sand, then seal. A sealed lanai in a shaded Bee Ridge yard stays clean dramatically longer between services.
Root heave and settled sections
Sabal palm and ficus both run shallow and wide, and in an established neighborhood like this a root crossing under the driveway field will lift a section over time. Elsewhere on the same drive, water movement over decades produces a dip.
Sealing over either one is not a fix. If a section needs to come up, have the base corrected and be reset, we do that work and we would rather tell you at the estimate than seal a driveway you will be unhappy with. Plenty of Bee Ridge drives need nothing structural at all, and we will tell you that too.
