Standing water. Asphalt is a flexible mat over a base, and water that sits on the surface finds its way through and into the base. Once the base is saturated it loses load capacity, the mat flexes more than it should, and you get alligator cracking, the interconnected pattern that looks like scales.
Alligator cracking is base failure showing through the surface. Filling it does nothing, because the problem is underneath. That area needs full depth repair.
UV and oxidation are the second factor. Sun bakes the binder out of the surface, which is why aging asphalt goes from black to gray and starts to ravel loose aggregate. Sealcoating slows that considerably.

What is the difference between crack filling, patching and full depth repair?
Crack filling is exactly what it sounds like. Cracks are cleaned and filled to keep water out of the base. It is preventive maintenance and it is by far the cheapest thing you can do to extend the life of a lot.
Patching addresses a localized failure by removing and replacing the surface in that area. It works when the base under the patch is still sound.
Full depth repair removes the asphalt and the failed base, rebuilds the base, and replaces the mat. It is what alligator cracked areas actually need. Patching over failed base is a common way to spend money twice.
When does a lot need an overlay versus full replacement?
An overlay places a new asphalt layer over the existing surface. It works when the underlying base is sound, when drainage is correct, and when the added height does not create problems at curbs, drains, thresholds or accessible parking transitions.
It is the wrong choice when the base has failed across large areas, because the new mat inherits the same movement. It is also the wrong choice when the existing surface has significant birdbath areas, since an overlay follows the shape underneath.
Full removal and replacement is the answer when the base is gone. We would rather tell you that at the estimate than sell you an overlay that fails in two seasons.

What does sealcoating actually do?
Sealcoating puts a protective layer over the asphalt surface. It slows UV oxidation, which is what turns asphalt gray and brittle, and it resists fuel and oil penetration in parking areas. It also restores the black appearance, which matters on a commercial property or a condominium entrance.
It is not a structural treatment. Sealcoating will not fix cracking, it will not fix a failing base, and it will not level a low spot. Cracks should be filled and failed areas repaired before sealcoating, not after.

How do you handle drainage on an asphalt project?
Drainage is the design problem on almost every asphalt job here. Water has to get off the surface and away, and it has to do it during a summer downpour rather than during a light rain.
We look at where the water currently goes, where it ponds, and whether the existing drains and inlets are functioning. Birdbath areas that hold water after a storm are marked and addressed, because leaving them means the repair fails there first.
On commercial lots this connects to striping and traffic flow, since where vehicles turn and stop concentrates load exactly where water often collects.
How do you work on a lot that has to stay open?
By phasing it. Commercial properties, condominium drives and HOA parking rarely have the option to close entirely, so the work gets split into sections with access maintained throughout. We have been doing commercial work for over twelve years and scheduling around occupants is a normal part of it.
That means coordinating with the property manager on which sections close when, giving residents or patrons notice, and keeping emergency access clear at all times.
