Bradenton is one of the four cities we work in most, along with Sarasota, Venice and Lakewood Ranch. It is a short run north for our crews, so scheduling is easy and we are not charging you for a long haul.

The housing here spans about seventy years. West Bradenton and the streets off Manatee Avenue hold a lot of 1950s and 1960s block homes where pavers were added later over an existing slab or an old shell drive. East Bradenton along SR 70 is newer, more uniform, and often deed restricted. Those two situations call for different work.

Pavers laid over an old driveway, and why that changes the job

A large number of Bradenton driveways are overlay installs. The original concrete or shell drive stayed in place and pavers went down over it, sometimes on a thin sand bed and sometimes bonded. That is not automatically a problem, but it does change how water moves. Instead of draining down through the base, water travels sideways across the old slab and exits at the edges.

What you see over time is joint sand washing out at the low end of the drive and a line of pavers that feel loose underfoot. Re-sanding is the fix, and it has to happen before sealer, not after. If the outflow is severe enough that sand will not stay, we say so during the estimate instead of taking money for a service that will not last.

Algae, mildew and the river humidity

Bradenton sits on the Manatee River and the humidity near the water stays high late into the evening. Pavers that never fully dry grow black algae and mildew, and it shows up first on north facing walkways and inside lanais where a screen cage blocks the drying sun.

We treat organic growth chemically before we clean, because pressure alone knocks the color off and leaves the roots in the pore of the paver. That is why some driveways look clean for a month and then darken again. Once the growth is actually dead, cleaned and the joints are re-sanded, a sealed surface stays presentable far longer through a Bradenton summer.

Efflorescence on newer East Bradenton installs

If your pavers are only a year or two old and a chalky white haze keeps appearing, that is efflorescence. Moisture moving up through the paver pulls free lime to the surface, where it dries as a white film. It is normal on new concrete pavers and it is not damage.

It does need handling before sealing, though. Sealing over active efflorescence traps the haze under the finish where you cannot reach it. We test, treat it properly, and let the surface come back to a normal state first. On brand new installs we will sometimes tell a Bradenton homeowner to wait rather than seal too early, which is not the answer everyone expects but it is the right one.

Sometimes yes. New concrete pavers push efflorescence for a while, and sealing over that traps a white haze under the finish. We would rather look at yours and give you an honest answer than seal early and have you unhappy. If the timing is not right we will tell you when to call us back.

Can you do my driveway and lanai on the same visit?

Yes, and that is usually the better way to do it. Setup is the same, the crew is already on site, and both surfaces end up on the same warranty period so you are not tracking two dates. Lanai paver sealing is one of the things we do most, so it is not an add-on for us.

Are you licensed and insured to work in Manatee County?

We are a licensed, bonded and insured Florida LLC and we work throughout Manatee County. Documentation is available on request, and HOAs and commercial property managers ask for it regularly, so we are used to providing it.
