Paver sealing is a three step service: deep clean the pavers, replace the joint sand, then apply a sealer that locks the sand and blocks stains. On the Sarasota coast, sealed pavers hold their color longer, shed oil and rust, and resist the algae that grows in shade. Sarasota Paver Sealing Pros back every sealing with a 3 year warranty.
Sarasota Paver Sealing Pros is a licensed, bonded and insured Florida LLC owned by Dany Acosta, with over ten years of paver work behind it and 12 plus years on the commercial side. Every crew on site is a trained employee, not a subcontractor. We clean and seal up to 20,000 square feet of pavers in a day, and every sealing carries our original 3 year warranty. A large number of Bradenton driveways are overlay installs. The original concrete or shell drive stayed in place and pavers went down over it, sometimes on a thin sand bed and sometimes bonded. That is not automatically a problem, but it does change how water moves. Instead of draining down through the base, water travels sideways across the old slab and exits at the edges.
The housing here spans about seventy years. West Bradenton and the streets off Manatee Avenue hold a lot of 1950s and 1960s block homes where pavers were added later over an existing slab or an old shell drive. East Bradenton along SR 70 is newer, more uniform, and often deed restricted. Those two situations call for different work.
What makes Bradenton different?
Bradenton sits on the Manatee River and the humidity near the water stays high late into the evening. Pavers that never fully dry grow black algae and mildew, and it shows up first on north facing walkways and inside lanais where a screen cage blocks the drying sun.
We treat organic growth chemically before we clean, because pressure alone knocks the color off and leaves the roots in the pore of the paver. That is why some driveways look clean for a month and then darken again. Once the growth is actually dead, cleaned and the joints are re-sanded, a sealed surface stays presentable far longer through a Bradenton summer.
What we see on Bradenton properties
- Overlay installs, pavers set over an existing concrete or shell drive, are common in West Bradenton and change how joint sand behaves.
- Proximity to the Manatee River keeps evening humidity high, which favors algae and mildew over fading as the main complaint.
- East Bradenton along SR 70 is largely newer construction, so efflorescence on young pavers comes up often there.
- Deed restricted subdivisions in east Bradenton may have an opinion about finish sheen, worth checking before we start.
How do you know when your pavers need to be sealed?
The simplest test takes ten seconds. Pour a cup of water on the pavers. If it beads and sits, the sealer is still working. If it darkens the stone and soaks in within a few seconds, the surface is open and it is time. On a driveway in full Sarasota sun that usually happens sooner than owners expect, because UV breaks sealer down faster here than the label numbers suggest.
The other signals are visual. Joint sand that has dropped a quarter inch below the top of the paver. A chalky, faded look on the sun side and richer color under a parked car. Black speckling in the shade. Sand fans across the driveway after heavy rain. Any of those means the field is due for a clean, a re-sand and a fresh coat.
What is the difference between a wet look and a natural matte sealer?
A wet look sealer builds a film on the surface and brings out the deep color of the paver, the way the stone looks right after rain. It is the finish most people picture when they think of sealed pavers. The trade off is that film shows everything. A replaced paver that does not quite match, a repaired area, a low spot that holds water, all of it reads more obviously under gloss.
A natural or matte finish soaks in and leaves the paver looking like itself, just cleaner and slightly richer. It hides repairs better, it is less slick when wet, and it is what we usually recommend on pool decks and lanais where bare feet are involved. There is no wrong answer. We bring samples and put both on your own pavers so you decide by looking, not by guessing.
Commercial paver work in Bradenton
We do commercial as well as residential, and have been on commercial paver work for more than twelve years. Entrances, courtyards, walkways, restaurant patios and HOA common areas all fall inside what we do.
Our capacity is up to 20,000 square feet of pavers cleaned and sealed in a day, which for most Bradenton commercial properties means the work is done and out of your customers' way quickly rather than dragging across a week. Because the crew is our own staff, the same people who quoted the job are the ones who show up to do it.
Why do you re-sand the joints before sealing instead of after?
Because the sealer is what locks the sand in place. Seal first and sand after, and the new sand sits loose on a hardened surface until the first storm carries it into the street. Sand goes in first, gets swept and settled down into the joint, then the sealer soaks through it and sets it.
This matters more in older Sarasota installs, where the screed layer is often a shell based sand that breaks down and packs differently than modern silica. On those jobs we top the joints with the right sand, compact it to the correct depth (roughly an eighth of an inch below the paver chamfer), then seal. Skipping that step is the single most common reason a sealing job fails early.
| Surface | Common problem here | Finish we usually recommend | Typical reseal window |
|---|---|---|---|
| Paver driveway | Oil, tire marks, sand washout, UV fade | Wet look or natural, owner preference | 2 to 3 years |
| Lanai pavers | Black algae and mildew in shaded corners | Natural matte, low slip | 3 years |
| Pool deck | Chlorine splash out, salt, bare feet | Natural matte, non slip additive | 2 to 3 years |
| Patio | Leaf tannin, rust from furniture legs | Owner preference | 3 years |
| Walkway and entry | Foot traffic wear, weeds in the joints | Natural or wet look | 3 years |
| Travertine | Etching, absorbed stains, pitting | Breathable penetrating sealer | 2 to 3 years |
| Clay brick | Efflorescence, moss, spalling risk | Breathable, never a heavy film | 2 to 3 years |
Which surfaces around a Sarasota home do you seal?
Driveways are the biggest and the most requested, and they are where sealing pays back fastest because of oil, tire marks and full sun. Lanais come second and are their own specialty, since a screen cage blocks the drying sun and grows algae in the corners. Pool decks need a finish rated for chlorine splash out and bare feet. Patios, walkways and front entries round out most homes.
We also seal materials other than concrete paver. Travertine takes a different, breathable product. Poured concrete driveways and patios take a concrete specific sealer. Clay brick, common on older Sarasota walkways and columns, needs a product that will not trap moisture behind the face. Each of those has its own page on this site with the details.
