How do you work around residents and patrons?
Phasing and notice. We split the property into sections and work them in an order that keeps access continuous. On a condominium that usually means the entry drive gets done in halves so nobody is ever blocked in. On a restaurant it means the patio is cleaned and sealed in the window between service periods or on the slowest days of the week.
Notice matters as much as the sequence. Residents need to know which day their section is closed and where to park instead, and they need to know it more than once. We provide the notice content and the schedule so property management can distribute it.
Emergency and service access stays open at all times. That is not negotiable and it is planned into the sequence rather than improvised.

Why does commercial paver sealing matter beyond appearance?
Slip resistance and liability. Biological film on a shaded walkway or a pool deck at a condominium is a genuine fall risk, and it grows fastest in exactly the places residents walk between buildings. Cleaning and sealing keeps that film from establishing, and we can add traction additive where the surface warrants it.
Joint stability is the second reason. Empty joints mean loose pavers, and loose pavers on a walkway are a trip hazard as well as a maintenance cost. Sealing hardens the joint sand so storms stop pulling it out.
Third is deferred cost. A property that goes years without cleaning ends up needing restoration rather than maintenance, and restoration costs considerably more per square foot. Boards that maintain on a schedule spend less over a decade than boards that respond to complaints.
What does the process look like on a commercial site?
Walk the property, measure, and document the current condition including any areas that need repair before sealing. Settled sections, missing units and areas with no joint sand are identified up front, because sealing over a problem locks it in.
Then a written proposal with scope, phasing, schedule and the notice plan. For boards and property managers we lay it out so it can go into a meeting packet without further work.
Then execution. Deep clean, treat staining, repair what was scoped, re sand joints, then seal. Re sanding happens before sealing, always, because sealer is what hardens the sand in place. Doing it the other way round is a wasted trip.
What warranty applies to commercial work?
Our sealing work carries our three year warranty, the original three year warranty, and that applies to commercial projects as well as residential ones. For a board or a property manager that matters, because it is a defined commitment you can point to in a meeting rather than a verbal assurance.
We are a licensed, bonded and insured Florida LLC and we can provide current certificates for your files before work begins. Most associations and property managers require that, and we would rather send it with the proposal than hold up a start date.
