Southgate was carved out of orange grove acreage and platted in the mid 1950s, with most of the housing going up through the late 50s and 60s. The homes are low slung concrete block ranches, many with deep overhanging eaves and a screened Florida room across the back, and the neighborhood association dates back to that era.
Those Florida rooms are the reason Southgate calls us. Sixty years of oak growth over a screened space at the back of a low ranch house is the exact recipe for a paver floor that never dries out.
Florida rooms, lanais and the shade problem
The classic Southgate house has floor to ceiling sliders opening onto a screened space at the rear. Whether it started as a terrazzo Florida room or became a paver lanai later, the floor is under a roof or a cage, on the shaded side of the house, under a mature canopy.
That means almost no drying sun. The pavers hold moisture from an overnight dew straight through to the afternoon rain, and black algae and mildew establish permanently. Cleaning with pressure alone removes the color and leaves the growth rooted in the pore, which is why it comes back within weeks. We treat it chemically, clean, re-sand the joints and seal, which is what actually changes how often you need anyone back.
Grove land, deep eaves and how these houses shed water
Southgate homes were designed for the Florida climate with overhanging eaves that throw rain well clear of the walls. That is good for the house and it concentrates water in a line along the drip edge, which is often exactly where a paver walkway or patio sits.
That drip line is usually the first place we see joint sand washed out and organic growth established. It is worth pointing out when you are looking at your own property, because a walkway that looks fine ten feet away can have empty joints right under the eave. Re-sanding there is part of a proper job rather than an upsell.

It is a reason to take the re-sanding step seriously and to seal, because a sealed joint holds together far better on an older base than a bare one does. The oaks in Southgate are part of what makes it worth living in and they are hard on hardscape. Roots run shallow and wide, and one crossing under a driveway field will lift a section an inch or two before anyone notices.
