Pavers in Sarasota take a beating that pavers up north never see. Ten months of high UV, salt in the air off the Gulf, and an afternoon storm most days from June through September. Left unsealed, the surface chalks, the joint sand washes out, and weeds and ants move into the gaps. Salt does not dissolve a paver, but it works on the surface and it works on the sealer. Airborne salt settles, gets wet with dew or rain, dries, and cycles again. What is the difference between a wet look and a natural matte sealer?
A wet look sealer builds a film on the surface and brings out the deep color of the paver, the way the stone looks right after rain. It is the finish most people picture when they think of sealed pavers. The trade off is that film shows everything. A replaced paver that does not quite match, a repaired area, a low spot that holds water, all of it reads more obviously under gloss.
A natural or matte finish soaks in and leaves the paver looking like itself, just cleaner and slightly richer. It hides repairs better, it is less slick when wet, and it is what we usually recommend on pool decks and lanais where bare feet are involved. There is no wrong answer. We bring samples and put both on your own pavers so you decide by looking, not by guessing.
Why do you re-sand the joints before sealing instead of after?
Because the sealer is what locks the sand in place. Seal first and sand after, and the new sand sits loose on a hardened surface until the first storm carries it into the street. Sand goes in first, gets swept and settled down into the joint, then the sealer soaks through it and sets it.
This matters more in older Sarasota installs, where the screed layer is often a shell based sand that breaks down and packs differently than modern silica. On those jobs we top the joints with the right sand, compact it to the correct depth (roughly an eighth of an inch below the paver chamfer), then seal. Skipping that step is the single most common reason a sealing job fails early.
